A whole band of houses here went up between 1998 and 2006. Those roofs are out of time.
Webster runs from Irondequoit Bay east along Lake Ontario to the Wayne County line, with Ridge Road and Route 104 carrying the traffic and a village centre on Main Street. It grew hard in the late nineties, and the roofs from that build-out are all coming due at once.
Route 104 and Ridge Road east to west, Bay Road and Holt Road north to the lake, the village centre on Main Street.
A village core, some older lakeshore cottages, and a very large band of subdivision colonials built between the late nineties and the mid 2000s.
Lake Ontario on the north edge. Wind comes off open water, and the shoulder seasons run long and wet at the eaves.
A little over an hour from Attica, up the 390 and across 104.
Most Webster roofs we are called out to were not taken out by weather at all. They are original 1998 to 2006 shingles that have run out their rated life, with the granules already in the gutter and the mat going brittle. That is an age conversation, not a claim.
Straight talk on insurance claims. We inspect, photograph, and document the damage, and we give you a written, itemized estimate you can hand to your insurer — and we can meet your adjuster on the roof. Your insurance company decides what’s covered. We don’t negotiate settlements — by New York law only a licensed public adjuster or attorney can represent you in a claim. We never pay, waive, or absorb deductibles (New York GBL §771-b makes that insurance fraud), and no contractor can promise your claim will be approved.
Repair or full replacement — we photograph what we find and recommend the cheaper fix when it will hold.

The dimensional shingles on a 1999 Webster colonial were rated somewhere around twenty-five years, and the lake plain is not a gentle climate. We photograph the field, the ridge and the gutter debris, and tell you whether you are buying this year or in three.

A subdivision goes up over two or three seasons with one builder, one shingle and one crew. Twenty-five years later the whole street reaches the end together, which is why your neighbour’s dumpster shows up the same summer you start thinking about it. Webster has a lot of street like that from the 1998 to 2006 stretch.
The useful consequence is that these roofs are predictable. Simple gable and hip planes, decking that is usually plywood or OSB in good shape, and ventilation that was built to a code rather than guessed at. A tear-off on one of them is a clean job with few surprises, and the written price tends to hold because there is less hiding under the shingles.
What does need checking is the ridge vent, the pipe boots and the valley. Boots crack at around twenty years and are the single most common leak we find on a house this age. Half the time the roof is fine and the fix is a sixty-dollar part, which is exactly the sort of thing the roof report is for.
Probably close. A builder-grade architectural shingle from that era was rated around twenty-five years, and this climate does not add any. We photograph the field and the gutters and tell you whether it's this year or a few more.
On a house that age it's usually a cracked pipe boot or a nail that has backed out, not the shingles. That's a repair, and we say so. We don't quote a roof to fix a sixty-dollar part.
Yes, the whole town including the village and out toward the Wayne County line. It's a longer run from Attica than our home towns, so we schedule Webster work in blocks rather than one-offs where we can.
Worn-out shingles are maintenance, not a covered loss, and we will tell you that rather than help you file something that gets denied. If there is genuine storm damage we document it with photos and a written estimate and your insurer decides.
Every slope photographed, findings explained, and a written, itemized price — repair, replace, or “you’re good for now.”
The Walk-Away Promise: if the report says your roof is fine, we hand you the file and leave. No follow-up calls unless you ask for one. See all 27 points →
